PCS to San Antonio: Housing, Step by Step

A Permanent Change of Station runs on a clock you do not control. Your housing should not. Here is the sequence — the same one we run with every family we move to Joint Base San Antonio.

01

THE TIMELINE, BACKWARDS FROM REPORT DATE

A Permanent Change of Station, sequenced
  1. STEP1Orders in hand (T-120 to T-90 days) — VA pre-approval started, BAH confirmed at the San Antonio rate, and the buy-vs-rent-first decision made with real numbers.
  2. STEP2The search (T-90 to T-45) — Remote tours with honest video, neighborhoods matched to your gate — Fort Sam Houston, Lackland, or Randolph — and your school list.
  3. STEP3Under contract (T-45 to T-15) — Inspection, appraisal, and lender milestones tracked daily. You get updates you can listen to, not threads you have to chase.
  4. STEP4Keys before the clock (T-15 to T-0) — Closing lands ahead of your report date and your temporary lodging limit — not after either one.

HOUSING BY BASE

Where PCS families actually land

Reporting to Fort Sam Houston

Look north and northeast: established neighborhoods with quick gate access and the BAMC commute solved. Strong fit for medical professionals and senior ranks planning a longer stay.

Reporting to Lackland AFB

Look west and southwest: the city's newest construction at the most BAH-friendly prices, including master-planned communities built in the last decade.

Reporting to Randolph AFB

Look northeast: Schertz, Cibolo, and Converse — newer homes, highly rated schools, and room to grow into on a longer tour.

Renting first?

A legitimate play on a short tour. We will help you land the rental — and set the buy decision for when the picture clears, with your BAH math already run.

FREQUENTLY ASKED QUESTIONS

Straight answers

When should we start looking for housing after getting orders?

The day the orders are real. San Antonio's best-priced homes near the bases move on military timelines too — starting 90 to 120 days out gives you the full pick of the market and a closing date that lands calmly before your report date. Our PCS Checklist is sequenced exactly that way.

Can we buy a house in San Antonio before we physically get there?

Yes — it is how most of our relocating families do it. Video walk-throughs with honest condition notes, a full inspection you review with us live, and remote closing coordination. What you should not do is buy from listing photos alone.

Renting first versus buying on arrival — which is smarter on a PCS?

Run your tour length against your BAH. Three-plus years in a right-priced home usually beats renting on equity alone. A short tour, or orders that might change, argues for renting a season first. We put both columns in writing for you — the answer is arithmetic, not pressure.

Does temporary lodging change the plan?

Only the calendar. TLF and hotel days are expensive and finite, so we build the closing date backwards from your report date with a buffer — the goal is keys in hand before the lodging clock runs out.
