WHO QUALIFIES — AND THE ONE DOCUMENT THAT PROVES IT

Your Certificate of Eligibility

Eligibility turns on service: generally 90 continuous days of active duty for today's service members; 90 days wartime or 181 days peacetime for veterans, with an honorable or general discharge; six years for Guard and Reserve members (or 90 days of Title 10 active duty); and unremarried surviving spouses of those who died in service or from a service-connected disability. The document that proves it is your Certificate of Eligibility (COE) — a VA-experienced lender can pull it from the VA portal in minutes, and it states your exact remaining entitlement.

The funding fee — the program's one-time cost — runs 2.15% on a first-use zero-down purchase in 2026 (3.30% on subsequent use), can be financed into the loan, and is waived entirely for veterans with a service-connected disability rating of 10% or higher. FREQUENTLY ASKED QUESTIONS

Straight answers

How much down payment does a VA loan require?

None. A qualified buyer can purchase with $0 down — that is the core of the benefit. You will still have closing costs and prepaid items, and we show you the full cash-to-close number before you write an offer.

What is the VA funding fee, and who is exempt?

It is a one-time fee that sustains the program — 2.15% of the loan on a first-use, zero-down purchase in 2026, and it can be rolled into the loan. Veterans with a service-connected disability rating of 10% or higher are exempt. The full table is in our VA Loan Guide.

Can I use my VA loan more than once?

Yes. Entitlement can be restored when a prior VA loan is paid off, and many buyers hold remaining entitlement for a second purchase — including buying in San Antonio while a previous home sells. Your lender confirms your exact remaining entitlement from your Certificate of Eligibility.

Is Infinity Family Properties a lender?

No. We are a real estate brokerage — we do not make loans, quote rates, or take loan applications. For the loan itself we work with Jenn Bailey at Unity Group Home Loans, our lending partner, whose answers on eligibility, rates, and timelines are the ones that count.
